How these buddies did the thing and bought a home on a golf course together‍

Lifelong buddies Mark, Alex, and Ryan pick two weekends every year to play a few rounds of golf and catch up on life. One of these weekends though, Mark had an epiphany that would bring them closer together than ever. 

The group had always rented a home for each of these golf trips. But as a lifelong renter in a major California city, unable to afford a home where he lived, Mark realized he could buy a second home as his first purchase (SHIFT) by teaming up with Alex and Ryan and pooling capital. The group could use the home when they met to golf and rent it out to generate income for the rest of the year.

How they found their slice of golf paradise

As three guys with no experience co-buying a home, Mark signed his group up to work with Matt, a Nestment co-buy planner. Matt helped the three friends align on what truly mattered to them most:

  • Home on or near a golf course they could play at regularly
  • Individual budgets of $10,000 for down payment and an additional $10,000 for fixes and furnishings

Uncovering Rams Hill, a literal desert oasis

The group honed in on a charming getaway nestled 90 minutes outside of downtown San Diego called Borrego Springs. It’s a quiet desert town known for its diverse offerings including the Anza-Borrego Desert State Park, which is designated as a prime stargazing spot by the International Dark Sky Community, and for the quirky metal statues that can be randomly found around the area. But most importantly, it’s home to a top 100 tournament-level golf course called Rams Hill, which is a course known and loved by serious golfers but otherwise not commonly known, yet – and therein lies the potential opportunity.

Finding the perfect home

Matt put the guys in touch with a vetted local agent and lender. Together they identified a perfect 2 bedroom, 2 bath 1600 square foot home situated on tee box #2 of the Rams Hill course. 

But to really feel confident that this would be a solid investment, they also utilized the Nestimate, Nestment’s proprietary tool to evaluate listings investment potential. The Nestimate projected:

  • 71.3% rate of return in five years (5.9% appreciation each year)
  • $24,106 net operating income per year as a short term rental

All that was left to do was bid and close.

Reviewing the final scorecard

With the help of the Nestment team, Mark, Alex, and Ryan officially became first-timefirst time homeowners with their offer of $265,000 accepted, which was $25,000 below the original asking price.
