Tips for working with your agent

Your relationship with your agent is arguably the most critical piece of your home buying journey. They are there for you strategically, emotionally, and financially, so making sure you communicate well with them is paramount. Successful Nestment buyers all do the same things to set themselves up for success with their agent.
1. Layout your main goals and timeline. 🎯
- Types of buyer goals;
- Buy a multi-family home to offset monthly expenses with rental revenue.
- Live near a certain location to make your commute faster.
- Purchase a newer home that might not have as many upfront costs.
- Needs to have a fenced yard and garage for pets.
- Giving your agent an approximate timeline will help them know how aggressively to look and expand your search criteria to meet your goals.
2. List the things you will not compromise on, as well as things that are negotiable / not as important. 🤓
- While we hope to get everything we want in a home, realistically, every buyer will have to make compromises of some sort.
- Listing out non-negotiables and things less important will help you and your agent make quick decisions when you are bidding on listings.
- Example: Do you NEED new appliances, or are older ones fine?
3. Start a text thread with your agent. 👯
- Being in sync with your agent is critical.
- Emails can get lost and buried, and you definitely don’t want to miss important messages from your agent.
- Staying on text also makes scheduling calls and meetings so much simpler.
4. Have regularly scheduled checkins with your agent. 📞
- Even if your timeline is 6 months out, you should stay in consistent contact with your agent to make sure you are still on the same page and your goals haven’t changed.
- Put a standing bi-weekly call on your calendars as a place holder. This will also help keep yourself accountable.
